Dear Resident,

Welcome! I am honored to have you for a resident, and I am looking forward to a long landlord/resident relationship as well as friendship. I have worked very hard to provide you with a clean and well-cared for home.

Please take time to fill out our move-in list and return in 5 days. You can document any issues you discover that needs to be addressed. In order to be eligible to receive your deposit back, any issues that are not notated on the move-in list but are apparent at the time you move out, those repairs will be your responsibility upon moving out of the property. We want to have your home complete and in order with as little issues as possible, so please let us know as soon as a problem arises so it can be fixed in a timely manner before a small problem becomes a costly repair

Our management staff has worked hard to clean your home and make sure your home is bug and pest-free before you move into the home. We have tried to address any other issues, such as plumbing or electrical issues. Once you move in, and there becomes a problem caused by those living in the home, you will be responsible for the repairs. This includes, but is not limited to grease in sink drain, foreign objects, hair build-up, toys or other items found in toilet or drains. Also, if pests/insects are found after you have moved into home, you will be responsible for treatment expense. Other issues such as broken windows, holes in walls, broken mini-blinds, globes missing or broken light fixtures that occur after the move-in list is documented will be your responsibility.

Our management staff has captured your home through video and photographs to ensure the best standards have been complete and the home is clean and tidy. If by chance you find something that have been overlooked please document issue on the move-in list and management staff will repair.

We value excellent residents and I know you value excellent landlords. We seek responsible residents who have good housekeeping and yard standards.

We also ask that you pay your rent on time, no later than the 5th of every month. If for any reason you must be late with your rent payment, please contact me as soon as possible.

We ask that you respect and care for your home as much as we do by keeping it clean and tidy. This includes the front, back and side yards of your home. Yard maintenance is very important to Mrz. Lizzie’s Home Rentals. We ask that you keep your yard picked up, mowed and weed-eated, along with trimming brush, shrubs and trees.

All residents are required to change their heat and air filters every 30-60 days. Filters are provided by management staff.
